Is a hydraulic load test necessary when buying a house that has been vacant for awhile?
My son is trying to buy a house and we keep running into this. Most of the sellers don't want to pay for this test, as it isn't cheap, but the realtors and people that pump septic systems are telling us that most mortgage companies are requiring it if the house has been sitting empty for any length of time.
Is this just another unnecessary government regulation? Is it a money-making scheme dreamed up by the septic system/sewage industry? Or is it really a good, useful test?
Does anyone know more about this?
Thank you.

If you need it then you need it, whether you want it or not. But wouldn’t you want to know if there’s a problem BEFORE you buy the house?
